We price your property after a quick site visit (or video walkthrough if you're abroad), and we put every fee in your contract before you sign anything.

Maintenance & supplier invoices are billed at cost — we never mark them up. You see every receipt on your owner portal the day it's incurred.

Can I combine services?
Yes — almost every owner does. Short-term management plus owner-absentee care during your personal stays is the most common combination. We design every package around your property, not off a menu.
What's the contract length?
Contract minimums vary by service: short-term management requires a longer commitment, long-term tenancy management is shorter, and owner-absentee care is rolling monthly. Call us for the specifics that apply to your property.
Do you handle pool and garden maintenance?
Yes — pool cleaning and gardening & maintenance are in-house services, included in our standard offering. Our team services your pool on a regular schedule and looks after the gardens. For specialist or larger landscaping work we use trusted partners and pass the cost through at supplier price.
What if my building has a co-management policy?
Many condo buildings in Phuket have an in-house rental programme. We work alongside or around it depending on your situation. Tell us your building and we'll advise honestly whether we can add value or whether the in-house programme is your best route.
