What does Pearl Property Phuket charge?

Who pays for repairs to my condo?
Owners pay for repairs at supplier cost — we never mark up parts or labour. Every receipt is uploaded to your owner portal the day it's incurred. For modest items we proceed and report; for anything substantial we always seek your written approval first. Emergencies (leaks, safety issues) we fix immediately and notify you within the hour.
Can I still use my own condo when I want to?
Of course — it's your property. Owner-blocked dates take priority over guest bookings. Most of our owners block 4–8 weeks per year for personal use. Block them in your portal at any time. We'll do a pre-arrival deep clean, stock the fridge if you ask, and meet you at the airport. After you leave we reset the property and put it back on the channels.
What if my condo sits empty?
Our managed-portfolio occupancy averaged 78% last year, and our top-performing units run 85–92%. For new properties we deliver an honest yield projection before you sign — based on your specific building, layout, season profile and recent comparable bookings — not optimistic guesses. If your unit underperforms a written forecast by more than 15%, we'll review the strategy at no charge.
I'm switching from another manager — is that complicated?
It's our most common onboarding scenario. We handle the full transition: honour any existing bookings, re-list across all channels under your account, manage the key and inventory handover, draft tenant communications if it's a long-let, and make sure no booking falls between the cracks. Most switches complete in 2–4 weeks and you don't lose a single night of revenue.
Are you registered for Thai tax and TR.30?
Yes. We file mandatory TR.30 guest reports to immigration on your behalf within the legally required 24 hours of every guest arrival — a step many small-time managers skip and which carries fines if missed. We also manage withholding tax compliance and can introduce you to a vetted English-speaking accountant for your personal Thai tax return.
Do you handle Airbnb, Booking.com and Agoda?
Yes — plus VRBO, Expedia, Trip.com and direct bookings via your own listing page. We connect everything through a channel manager so calendars never double-book, and dynamic pricing adjusts daily based on demand, comparable units, and event calendars (high season, Songkran, Vegetarian Festival, etc.).
What's the catch?
There isn't one — but we are selective. We onboard a maximum of 5 new condos per month so every owner gets the same level of attention, and we'd rather turn down a property than over-promise on it. If our calendar is full we'll be honest and put you on a waitlist. We're a boutique operation — that's the whole point.
Are you on Airbnb Booking.com Agoda etc?
Yes — we list every property on 15+ booking channels including Airbnb, Booking.com, Agoda, VRBO, Expedia, Trip.com, plus our own direct-booking page. A channel manager keeps every calendar in sync so you never get a double-booking, and dynamic pricing adjusts daily based on demand, comp set, and Phuket-specific events (high season, Songkran, Vegetarian Festival, Chinese New Year).
Do you handle Russian, Chinese and other non-English guests?
Yes — and exceptionally well. Russian and Mandarin Chinese are major guest segments in Phuket and our team handles the entire inquiry-to-checkout journey in language. We also support Thai, German, French, Spanish and several other European languages either in-house or through trusted partners.
What about cleaning, linen and pool care?
All in-house and all included. Our payroll cleaning team handles pre-arrival deep cleans and post-departure resets, hotel-grade linen is provided and laundered, and pools are serviced on a regular schedule. Light gardening is included; heavier landscaping is coordinated through our vetted contractor list at supplier cost.
Do you do 24-hour check-in?
Yes. Guests arrive when they arrive — late flights from Europe, early arrivals from Asia, midnight transfers from Krabi. Our check-in coverage is 24/7, in-person where required and via smart-lock plus video call where appropriate.
Will my property show up on Google?
Yes. We optimise listings for visibility on Airbnb, Booking.com and Google search, run targeted ads on Meta and Google for our own direct-booking funnel, and produce professional photography and an optional virtual tour for every managed property.
I'm not in Phuket — can we do everything remotely?
Of course. Most of our owners are abroad and we never need them on the island. Initial site visit can be done by video call; documents are signed electronically; everything from then on runs through your owner portal, email and WhatsApp. We post your physical mail or scan it to your portal.
What's your contract minimum?
Contract minimums vary by service — short-term management requires a longer commitment so we can recoup the photography, listing optimisation and marketing investment; long-term tenancy management is shorter; owner-absentee care is rolling monthly.
